We have hired a lawyer that will guide us with the exchange of property. If you're wanting to buy a house without a REALTORĀ®, you might consider doing the same. We recommend Hastings & Gartin in Ames, and there are surely other great professionals in the area.

If we were to summarize what buying our house would look like for a buyer, it would be:

  1. Loan Pre-approval
  2. Offer (usually contingent on a professional inspection)
  3. Acceptance or counteroffer from sellers
  4. Apply for loan on this particular house
  5. Appraisal
  6. Loan approval
  7. Abstract continuation (seller's responsibility)
  8. Examination of abstract by buyer's attorney or REALTORĀ®, or whoever it takes to make you feel comfortable with the changes to the abstract.
  9. Something with title and deeds (this is something we'd call our lawyer about)???
  10. Final walk-through
  11. Closing with your Lender
